Bookings with arrival within 60 days at this property are non-refundable, which is why we strongly recommend that you purchase travel insurance. You will be offered travel insurance when you book but you can also shop and purchase plans online.

Even though your booking is not refundable, we do offer a generous re-booking policy. You can place your dates up for re-booking at any time. If another traveler books your dates, you’ll get a full refund minus a $300 administrative fee and credit card processing fees.

Damage and Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay, if have any concerns about this, it may be beneficial to purchase damage insurance for your stay.

House Rules
5-Car Maximum and no parking on grass or along the road.
Pets must be pre-approved prior to booking. Due to an allergy issue, service animals are not allowed and we can only accept hypoallergenic pets, with a maximum of 30 pounds.
No events, parties, or unregistered guests or visitors. No kegs or party equipment allowed at the house.
No smoking allowed. We are smoke-free property, with designated smoking are being around the fire pit
Max guests: 16 (14 adults max)
Minimum age of primary renter: 27 Must provide ID at and sign rental agreement within 24 hours of booking.
Also Note:
- ID and signed rental agreement must be submitted within 12 hours of booking.
- $1000-$2500 security deposit required 14 days prior to arrival and released 14 days after departure.
- Min renter age: 30. Non-smokers only. Deposit amount depends on size and nature of group

Home Layout:
Upstairs:
Spread out in the large king beds and walk-in closets found in each of the 3 spacious upstairs bedrooms. Relax in the the large garden tub in the attached master bathroom or the very spacious full bath located in the upstairs hallway. Each room has it’s own Smart-TV!
Main Level:
Walk barefoot on the beautiful cherry hardwood floors throughout the main level. Get familiar with the large spacious kitchen stocked by a chef and foodie! Chop away on my favorite rolling block cutting board or eat out every night, it is Asheville after all. Relax in the cozy living room with large flat screen TV with all you can watch Netflix already set up and high speed internet.
Main Level Bedroom: The spacious main level bedroom is complete with king bed and day bed, perfect for reading or a sleeping space. As a minimalist you’ll find what you need but not much clutter in my home. The dining room, one of my favorite areas, has a fantastic barn-wood table that seats 8. There is a side table that works great for kids and seats two in the same dining room area. The kitchen bar, just off the dining room seats 4 and the outdoor table on the veranda seats 4 as well.
More Space/Basement:
There is a spacious living room area with chesterfield sofa and day bed. The cute country kitchen is a great space to prepare extra snacks for your guests, make your own coffee, and ensure that everyone has plenty of space for a cohesive trip with friends and family. Entertain your kids or guests with the always accessible game room that includes an additional flat screen TV, foosball table, board games, and small pool table. For a basement with no windows it feels cozy with taller ceilings and modern but simple design. It is not fancy but its comfortable and cozy and provides plenty of space for your extra guests for entertaining and enjoying board game night. This area is included for all guests!
****SMALL GROUPS (<12) MUST ADD ON BASEMENT BEDROOMS! If you have less than 12 guests, the basement king bedrooms and bath will not be included, unless you pay the large group rate. If you have 12 or more guests and you paid the large group rate the space is automatically included in your booking. The basement bedroom add-on boasts 2 king bedrooms with a jack and jill full bath. If you add on this space you will have a total of 6 king bedrooms and 3.5 full bathrooms. You’ll love all the extra space for your group!
Outside:
Relax on the back patio, just steps from the kitchen, while cooking up family favorites on the large charcoal grill. Relax around the fire on warm summer evenings or cool spring and fall nights, telling stories and cooking S’Mores. Watch your kids play in the large front yard, wrap around decks or veranda. They can also join the neighborhood kids in bicycling around the cul-de-sac and other dead end streets. Enjoy the rocking chair front porch with four rockers to enjoy. Play the provided ladder golf and corn hole sets while enjoying the picnic tables and umbrellas on the back patio.
Pets: Pets must be approved prior to booking! Due to an allergy issue, service animals cannot be accepted and we can only allow 100% hypoallergenic dogs with a max weight 30lbs. Additional pets will be considered on a case by case basis. There are additional restrictions so please contact us prior to booking with your pets age, weight, and breed so we can approve or deny them.

We are thoughtful hosts that try to think of everything to make your stay amazing. This spot has all the little touches you didn’t know you were missing! Please let us know a little about your group and what brings you to the area at the time of booking.
The Area:
Tunnel Road hosts shopping and restaurants, as well as leading you right into downtown (only 6.5 miles, 10 Minutes!). The home is just two miles off of Tunnel Road near the VA hospital. If you’d like to visit West Asheville or the River Arts District its all a short drive, it is convenient to I-240, I-40, and all of Asheville.
Food Nearby: You are only 2 miles to Filo, a local coffee shop featuring excellent coffee and baked goods. East Village Grille with fantastic wings, grouper ruben sandwich, and huge greek salads, it’s one of my favorite places to eat in town. (it’s right next door to Filo) I am a chef so I will have plenty of great places to recommend. It’s very close to the Blue Ridge Parkway. You could easily ride your bicycle and get on the parkway to enjoy a beautiful bike ride and/or hike from one of the nearby trails.
Arrivals and Departures:
The house will be ready between 4:00 – 4:30 PM for check-in and 10:00 AM is check-out time. Latest available check out is 11:00 AM and earliest available check-in is 3:00 PM, as availability allows. You will be given an access code at 3:00 PM on the day of arrival. Please request early/late arrivals or departures 24-48 hours in advance of your arrival/departure. Early check in and late check out are more limited at this time due to the extra cleaning requirements and may incur extra costs.
Maximum Occupancy: 14 total guests allowed, with a maximum of 12 adults. You should include all adults, children, and babies over 1 year old that will visit the property in your guest count. Your total guest count should include all day and overnight visitors that will physically visit the property over the duration of your stay. Children under 1 years old do not need to be counted.
Deposit: The $1,500 – $2500 deposit is a hold on your credit card that is charged 14 days prior to arrival and released 14 days after departure. Minimum renter age is 30. Please run pets by us prior to booking. Deposit may vary based on your guest profile and size + nature of your group.
********* Government issued ID, answer to our “booking questions”, and signed rental agreement are required within 24 hours of booking. If you do not submit your ID and sign the rental agreement within 24 hours of booking and your arrival date is more than 60 days in advance, your reservation will be canceled and you will receive a full refund, minus a $300 administration fee and 3% credit card processing fees. If your arrival date is within 60 days and you do not submit your ID and sign the rental agreement within 24 hours of booking, your reservation will be canceled and you will received a partial refund, only if your dates are rebooked by another traveler. It is beyond our control to refund any third party service/booking/insurance fees, however, you are welcome to pursue your refund options, if any, with those individual companies.
*Please note that there are exterior security cameras on site and absolutely no unregistered guests are allowed.
